For property and restaurant managers
Commercial Exterior Cleaning, On a Schedule
Brandon spent years hiring this work out before he did it himself. Everything below is a reaction to what he could not get as a customer.
From $200Every price is quoted after we look at the surface, and it does not change on the invoice.
5.0on GoogleFor years Brandon Wakeland was the one signing off on exterior cleaning for parking garages and lots. The prices moved between visits. The crew was different every time. Companies closed mid-contract. And the work needed callbacks often enough that he stopped expecting otherwise.
That is a specific kind of frustration, and if you manage a property you already know it. It is also the reason this company exists and why the commercial side is built the way it is.
The scope covers the whole property: building exteriors and storefront glass, sidewalks and entries, dumpster pads, drive-thru lanes, parking areas and structures, plus fleet vehicles and equipment at your yard.

The owner on a commercial job. On our accounts that is normal, not a sales visit.
What you get on every account
One point of contact
You deal with Brandon, not a dispatcher and not a different crew lead every visit. The person who quoted the property is the person running the work.
A price that holds
Quoted after a walk of the property, then locked. If the scope genuinely changes you hear about it before we do the work, not on the invoice.
Photo documentation every visit
Before and after on each area, sent after we leave. A regional manager who was not on site should not have to take our word for it.
Scheduled around your hours
Overnight, early morning or between shifts. For most restaurant and retail accounts that is the only sensible way to do it.
A real commercial job
Restaurant dumpster pad
This is the work nobody photographs for a brochure and every property manager recognizes. Grease and buildup on a dumpster pad starts to smell before it starts to look bad, and it needs hot water and a degreaser rated for cooking grease rather than more pressure.

Commercial questions
If it is not here, text us. You will get a real answer, not a sales pitch.
- Can you work after hours or before we open?
- Yes, and for most restaurant and retail accounts that is the only sensible way to do it. Overnight and early morning are normal for us. Tell us your window and we will schedule inside it.
- Do you handle recurring contracts?
- That is the work we are built for. Monthly, quarterly or seasonal, with the same person running each visit and photos every time. Recurring visits are priced below one-off calls because the buildup never gets as far.
- Can you send photo documentation to our corporate office?
- Yes. Every area gets photographed before and after and sent wherever you need it. Managers who are not on site should not have to take our word for what happened.
- Are you insured for commercial work on our property?
- Ask us for current certificates and we will send them before the first visit. Nobody should let a contractor onto their property without seeing them.
