Warm, humid nights are ideal conditions for roof algae, and North Texas has plenty of them. Any roof plane that stays shaded, particularly under mature live oaks and pecans, streaks first. Azle and Granbury roofs near the lakes get it worst, because the extra moisture in the air never really lets the shingles dry out.

Those black streaks running down your roof are a living organism, not dirt. It is an algae that feeds on the limestone filler in asphalt shingles, which is why the streaks run downhill with the water and why scrubbing does nothing. It will keep spreading as long as it is alive.

There is exactly one safe way to deal with it: a low pressure application that kills the algae and lets rain carry it off over the following weeks. Pressure washing a roof strips the granules that are the shingle's actual weather protection, and that shortens the life of the roof by years. It is the single most damaging thing done to roofs in the name of cleaning.

Done properly, the streaks fade out and the roof stays clear for years. Done with pressure, the roof looks great for a month and then ages fast.

Does roof cleaning damage shingles or void a warranty?
Pressure washing does, and that is the method most manufacturers warn against. It removes the granules that protect the shingle. A low pressure soft wash is the approach the industry recommends instead, and it is the only method we use on a roof.
How soon will the streaks be gone?
A lot of it lifts right away. The rest keeps fading over the next few weeks as rain rinses the dead algae off. If a roof is heavily stained, expect real improvement on day one and the full result over the following month.
How long until it comes back?
Usually several years, and shaded roof planes go first. Trimming back branches that hang over the roof buys you significantly more time than anything we can do at the surface.
