Water does not remove oil. That sounds obvious, but it is the reason a driveway can come out of a pressure wash looking great everywhere except the two dark patches under where the car parks. Pressure moves what is sitting on top of the concrete. Oil has gone down into it.

Getting it out takes three things working together: heat, a degreaser that can break the oil down, and enough dwell time for it to work before anything gets rinsed. Skip any one of them and you are just wetting the stain.

This is the service Brandon gets called about most often as a second opinion, usually after somebody else has already washed the surface and the stain is still there. It is also the entry point for most of our restaurant and garage work, because commercial grease is the same problem at a bigger scale.

How the job runs

    We identify what the stain actually is

    Motor oil, cooking grease, hydraulic fluid, transmission fluid and rust all look similar on concrete and none of them respond to the same treatment. Guessing wastes your money.

    Degreaser worked in, with time to act

    Applied and agitated into the surface, then left long enough to break the oil down. This is the step that gets rushed most often by people who charge less.

    Hot water extraction

    Heat is what pulls the broken-down oil back up out of the pores. Cold water on a degreased stain leaves most of the work in the concrete.

    An honest read before we start

    Some stains lighten by ninety percent, some by half, and some are permanent because the concrete itself is dyed. You get told which one yours looks like, and what result to expect, up front.

Why it happens here

Grease is the stain that costs commercial property owners the most. Drive-thru lanes collect it from every vehicle that idles in them, dumpster pads collect it from the bins themselves, and once it is tracked out it spreads across the whole lot. On the residential side it is nearly always the same two spots: where the car parks, and just inside the garage door.

Can you actually remove an old oil stain, or just lighten it?
Both happen, and which one you get depends on age and depth. Something spilled in the last year usually comes out or close to it. A spot that has been soaking for a decade has stained the concrete body, and no amount of cleaning reaches that. We will look at yours and tell you which case it is before you spend anything.
Do you handle restaurant grease and dumpster pads?
Yes, and that is a large part of our commercial work. Those areas need hot water and a degreaser rated for cooking grease, which is different from what works on motor oil. Most accounts put them on a repeating schedule because the buildup returns on its own timetable.
Will the degreaser hurt my concrete or the drain?
No. The products break down after they do their job, and we control where the runoff goes rather than letting it flow into a storm drain. On commercial sites we can contain and collect the water when the property requires it.
