Why it happens here

Parker County concrete takes it from both directions. Red clay dust settles in and turns the surface orange-tan, tree tannins from live oaks and pecans leave dark patches, and any spot that stays damp grows a grey-green film. Newer subdivisions like Walsh Ranch and MorningStar have big light-colored driveways where all of that shows immediately.

Concrete is the one surface that genuinely wants pressure, and it is also the surface where amateur work shows the most. A wand waved back and forth leaves stripes and arcs that are permanent until the whole slab weathers back down. You end up trading dirt for a pattern.

We run a surface cleaner instead. It is a covered head on wheels with jets that spin at a fixed height, so every square inch gets the same pressure for the same amount of time. That is the difference between a driveway that reads as one clean slab and one that reads as somebody's cleaning path.

Pavers, flagstone and natural stone at a pressure the joints can take.

Pavers are not slabs. Hit them with full concrete pressure and you blow the sand out of the joints, which means the pavers start to shift and settle unevenly afterward. We drop the pressure and work in smaller passes so the joints stay packed. Flagstone and natural stone get the same treatment, since both are softer than poured concrete and will pit if you treat them like a driveway.

Will pressure washing damage or etch my concrete?
Not with the right equipment. Etching and striping come from a wand held too close and moved by hand. A surface cleaner holds the jets at a set height and spins them, so the pressure is spread evenly. Concrete in sound condition handles that without a mark.
How long does a driveway take?
A typical two car driveway runs one to two hours including setup and rinse. Add the walks and the patio and you are usually looking at most of a day for the whole front and back.
Will the oil spot in the middle come out?
Partly, sometimes fully, and it depends on how long it has been there. Fresh oil lifts well. Oil that has been soaking into the pores for years has stained the concrete itself, and pressure will not reach it. That is a separate treatment, and we will tell you honestly which one you have.
