West Fort Worth concrete has a different problem from Parker County. Out here the issue is not dust, it is trees. The established neighborhoods along Camp Bowie and through Ridglea have real canopy, and mature live oaks and pecans drop tannins that leave dark patches on walks and patios. Those are not dirt, and pressure alone will not shift them.

The commercial side of this work is bigger here than anywhere else we go. Entry concrete in front of a retail or restaurant space goes grey from foot traffic so gradually that nobody notices, right up until it shows in a photo. That is usually the call we get, and it is the reason most of our Fort Worth concrete accounts end up on a repeating schedule.

Local conditions in Fort Worth

  • Restaurant and retail grease. This is the densest concentration of drive-thru lanes, dumpster pads and shared sidewalks in our service area. Grease tracks out of the service area and across the whole lot, and it is the single most common commercial call we get here.
  • Parking structures with limited drainage. Garages cannot simply be flushed. The water has to be controlled and directed, and the work has to happen deck by deck so the structure stays open. That is a different skill from washing a flat lot.
  • Mature trees over older homes. The established west side neighborhoods have real tree canopy, which means shaded roof planes that streak, tannin staining on walks and patios, and gutters that fill faster than anyone expects.

A pre-treatment on the organic staining

The grey-green film in the low spots is growth, not dirt. It gets treated before the surface cleaner touches it, or it comes back fast.

Surface cleaner across the whole slab

Even pressure, even dwell, no wand stripes. Edges and expansion joints get detailed by hand where the machine cannot reach.

A rinse that carries the dirt off, not around

The runoff gets directed away from the beds and off the slab, so you are not left with a dirt line where the water stopped.

A straight answer on what stayed

Rust bleed, old oil that has soaked in deep, and cracks that were hidden under the dirt do not come out. You hear about those before we start.

Will pressure washing damage or etch my concrete?
Not with the right equipment. Etching and striping come from a wand held too close and moved by hand. A surface cleaner holds the jets at a set height and spins them, so the pressure is spread evenly. Concrete in sound condition handles that without a mark.
How long does a driveway take?
A typical two car driveway runs one to two hours including setup and rinse. Add the walks and the patio and you are usually looking at most of a day for the whole front and back.
Will the oil spot in the middle come out?
Partly, sometimes fully, and it depends on how long it has been there. Fresh oil lifts well. Oil that has been soaking into the pores for years has stained the concrete itself, and pressure will not reach it. That is a separate treatment, and we will tell you honestly which one you have.
